The most commonly used species of grass by homebuilders in the Southeast, Bermuda grass has high tolerance to traffic & loves as much sun as it can get, which is why it's oftentimes found on wide-open, sunny sporting fields. Although it's an aggressive grower, it's not even remotely equipped to handle more than a few hours of shade.

B - The Zoysia Grasses

Available in an array of densities, purposes, & textures, Zoysia grass has the versatility to thrive in areas ranging from partial shade to full sun, which makes it a favorite amongst country clubs. Through decades of genetic breeding, some of its varieties have earned a reputation that describes it both as high-dollar, and mainly as high-quality.

C - The Fescue Grasses

You'll definitely catch everyone's attention with the deep, dark green that can only be found in Fescue grasses! However, because it's a cool-season grass & we live in a warm-season climate, be ready for some additional maintenance. In our region, it requires annual re-seeding & extra summertime irrigation, but you'll love the results.

A - The Bermuda Grasses: Varieties, Qualities, & Maintenance

Which varieties of Bermuda sod are available for installation?

  • TifWay Bermuda - the most cost-effective sod option, but only use in areas with full sun

  • TifGrand Bermuda - a variety that's been bred to be a offer slightly more shade-tolerance than TifWay

  • TifTuf Bermuda - also offering a little more shade-tolerance, TifTuf has higher regeneration rates, which proves useful for dog parks, sporting fields, or back yards for children (caution: will blend with neither TifWay  nor TifGrand)

During which months of the year should Bermuda sod be installed?

The Georgia Department of Agriculture recommends that Bermuda is best installed from April through September, and that it is acceptably installed in March & October. In an urgent situation, it can be installed during the colder months (November - February), but it is not recommended.


By installing during Bermuda's dormant Winter off-season, the grass will definitely come back green & healthy in the Springtime, However, when Spring rolls back around, it will more than likely require several hours of additional work to flatten & level the earth beneath the sod because too much time will have passed while the sod's root system is not actively growing. Therefore, the extra months of natural rainfall will have eroded away the loose soil beneath the dormant sod.

TifWay is also referred to as "builder grade." Both TifGrand & TifTuf are tolerant of a little more shade than TifWay, but do not use TifTuf unless you're replacing the entire area of lawn because it will not blend very well with pre-existing builder grade Bermuda.

  • Zeon Zoysia - nicknamed The Barefoot Grass for its soft texture, bright color, excellent traffic tolerance, and lush density

There are hundreds of varieties of Fescue. Fortunately, the University of Georgia's Extension Program conducts extensive field testing to test the viability of each cultivar in our region. Based on their findings, and on our first-hand experiences, we confidently offer one variety of Fescue: Rebel Supreme.

Are there any other key points to learn about the Fescue grasses?

The most important information to know about growing Fescue in our region is that, although it is richly emerald-green in color, it requires far more upkeep and maintenance than Bermuda & Zoysia. In order to have a lush, full Fescue lawn in our region, it requires annual re-seeding and hefty amounts of irrigation in the Summer months.


Also, because it is a cool-season grass, it's primary mowing season is Autumn, Winter, and Spring — as opposed to Spring, Summer, and Autumn for Bermuda & Zoysia.
